How to apply 20% discount promotions in Airbnb Bookings

AdvanceCM allows hosts to enable Airbnb’s New Listing Promotion, which applies a 20% discount to the first three bookings for eligible new Airbnb listings. This feature is powered by Airbnb’s Promotions API and mirrors Airbnb’s native behavior and user experience.

What Is the New Listing Promotion?

The New Listing Promotion is an Airbnb-managed discount that helps new listings gain visibility and secure their first bookings by offering:

• 20% off the first three bookings

• Automatic expiration once three discounted bookings are completed

AdvanceCM lets you manage this promotion directly from your listing settings—without leaving the platform.

Eligibility Requirements

A listing is eligible for the New Listing Promotion only if all of the following conditions are met:

• ✅ Smart Pricing is turned OFF

• ✅ The listing has fewer than 3 bookings

• ✅ The promotion has not already expired

When a Listing Is Not Eligible

If any eligibility condition fails:

• The promotion toggle will be disabled

• A clear explanation will be shown, such as:
  “Smart Pricing must be turned off to enable this promotion.”

Where You Can Enable the Promotion

1. Existing Airbnb Listings (Price Settings)

• Go to Price Settings

• You’ll see a toggle for:
  “Apply Promotion – 20% Discount”

Toggle States

• ON (Enabled)
  → The promotion is applied via Airbnb Promotions API

• OFF (Enabled)
  → The promotion is removed via the API

2. During Listing Creation (AdvanceCM & Airbnb)

Location

• In the Create Listing popup/view, you can find the same Promotion toggle.

  

Default Behavior

• The promotion toggle is visible but OFF by default

• Eligibility is validated before the toggle can be enabled

If Enabled

• Once the listing is successfully created on Airbnb:

  • The promotion is automatically applied

  • No additional action is required

Promotion Expiration & Sync Behavior

Automatic Expiration

• Airbnb automatically expires the promotion after 3 discounted bookings

• When this happens:

  • The toggle switches to OFF

  • The toggle becomes disabled

  • A message is displayed:
    “This promotion has ended after 3 discounted bookings.”

Manual Removal

• Hosts can manually turn OFF the promotion at any time

• Once removed:

  • No discount applies to future bookings

  • Previously discounted bookings remain unchanged

Behind the Scenes (Technical Overview)

• The promotion is applied and removed using Airbnb’s Promotions API

• Eligibility checks are performed before every apply action

• The promotion state stays fully aligned with Airbnb’s system at all times
