A multi-unit short-term rental refers to a property with multiple rental units, each available for short-term stays on platforms like Airbnb, Vrbo, or direct bookings.
This setup is ideal when a single listing/property contains multiple units. Only one main unit listing appears on booking channels, but it holds multiple sub-units. This configuration is managed in the rentals module. AdvanceCM manages availability automatically in the background.
Example:
A property manager can create a single main listing for a building with multiple available sub-units.
Visibility
Only one listing is displayed on platforms like Airbnb, Booking.com, and Expedia, regardless of the number of available units.
Guests can book multiple units under the same listing as long as inventory allows.
Booking Logic
As sub-units are booked, inventory is deducted.
Once all sub-units are occupied, the main unit listing will appear as fully booked.
Rates Management
Rates apply to all sub-unit rentals linked to the main unit.
Sub-units cannot have independent rates or push rates to channels.
Creating a Multi-Unit Relationship
Method 1: Convert Existing Rentals into a Multi-Unit
Go to the Rentals Module.
Click the Actions button in the Rentals List View.
Select Multi-Unit from the dropdown.

In the popup, choose the Main Unit rental and select one or more Sub-Units.

Click Save to confirm.
After setting up a Multi-Unit relationship, "Multi" and "Sub" banners will appear on the respective rentals.
Method 2: Add a Multi-Unit Rental from Scratch
In the Rentals Module, click Add Rental in the Rentals List View.
Select Add Multi-Unit from the dropdown.

Choose one of the following options:
Create New Rental: Set up a new rental and use the Add Unit option to create sub-units, which will automatically form a Multi-Unit relationship.

Connect Existing Rental: Select an existing rental and use the Add Unit option to assign sub-units, forming a Multi-Unit relationship.

Auto-Assign Reservations: Bookings will be automatically assigned to sub-units upon creation.
Managing Multi-Unit Rentals in AdvanceCM
Rentals Module
A "Multi" label appears on the Main Unit, while "Sub" labels appear on sub-units.
Sub-units can be expanded or collapsed using the arrow next to the Main Unit name.

Calendar Module
The Multi-Unit structure is visible in the Multi-Calendar view, where sub-units are grouped under the main listing.
Sub-units can be expanded or collapsed using the arrow next to the Main Unit name.

Multi-Unit Settings
Found in the Main Unit rental overlay.
You can add sub-units directly from this screen.

Assign booking priority using the Priority Field (higher priority numbers are assigned first).
Priority Field: The priority field determines the order in which bookings are assigned to sub-units. Since bookings cannot be made directly for the Main Unit, AdvanceCM automatically assigns them to sub-units based on priority. The sub-unit with the highest priority number is selected first.For example, if there are two sub-units with priorities 1 and 2, the system will assign the first booking to the sub-unit with priority 2.
Use the Status Toggle to activate/deactivate sub-units.
Status Toggle: When enabled, the sub-unit is active and available for bookings. If disabled, the sub-unit is unavailable for bookings but will still appear as disabled on the Multi Calendar.
Auto-Assign Reservations: This setting ensures that bookings are automatically assigned to available sub-units when they are created.

Copying Main Unit Information to Sub-Units
Open the Main Unit rental overlay and make changes.
Click Save (a popup will appear).
Click Yes, Proceed.

Select which sub-units should receive the updates that were made to the main unit and click Save.

Multi-Unit Rates & Automations
Rates can be set for the Main Unit but not for sub-units. If a user attempts to create a rate for a sub-unit, the options for standard and dynamic rates will appear disabled on the Calendar.

Sub-units cannot have independent rate settings or use automation tools like:
Channel Adjustments
Group Rates
Last-Minute Stay Adjustments
Gap Night Pricing
Minimum Night Stay
Note: Sub-units will not appear in rental dropdowns for rate adjustments.
Removing a Multi-Unit Relationship
Locate the Main Unit or a Sub-Unit in the Rentals List.
Click the three-dot menu next to the rental.
Select Edit Multi-Unit from the dropdown.

In the overlay, uncheck the sub-units and click Save.
